As we approach the Holiday Season, the desert has been experiencing very nice weather, with some days reaching into the upper-70’s. With the golf courses now open and the seasonal residents returning, we are all reminded why this is such a great place to live.

In this month’s issue of my Desert Real Estate Newsletter, I have some very interesting market information, including:

A report from Bob Dyson, President of Dyson & Dyson Real Estate, giving our company statistics for November 2006 compared with November 2005.

A report from the California Association of Realtors Chief Economist, Leslie Appleton-Young, on the state of the desert real estate market.
An article about the growing 2nd home market across the country and the world.

As we head into the season, I am seeing several things happening in the desert real estate market. First, those Seller’s with a reason to sell are now more willing to adjust their pricing, if needed, to create more exposure to their property. Second, there are Buyer’s who are looking for the right home and are willing to pay a fair price for it. These two points are helping to bring Buyers and Sellers together.

I have also noticed that some Buyer’s are thinking that the market conditions from other areas apply here (which are usually much worse than here), and are looking for bigger discounts than are available in our market. These Buyers will probably not buy until much later in the season, if they buy at all this year.

As you will see in Bob Dyson’s report, November proved to be a very active month for real estate sales at Dyson & Dyson Real Estate. And, my business was also at a very high level, with 7 properties placed into escrow, four of them priced over $2.5 Million! Hopefully, this is an indicator that this will indeed be a busy season for real estate sales.

Real Estate Upswing Predicted for Coachella Valley

Leslie Appleton-Young, chief economist for the California Association of Realtors, said home sales and median prices statewide are likely to decline slightly from the once "red-hot market," then level off over the next 18 months. The recent slowdown in home sales and home-price appreciation across the Coachella Valley and California should plateau over the next year...

Multiple Homes Still in Vogue Among Affluent

Second, third and fourth homes are still in vogue for affluent homeowners who participated in a study by Sotheby's International Realty and Architectural Digest. Thirty-six percent of Architectural Digest subscribers said they plan to buy an additional home in the next two years, and of those who already own three or more homes, 49 percent plan to purchase another home within two years...
