Valued Friends & Clients,

This is the 9th issue of my monthly email newsletter, and each month I try to keep you up to date on the status of the real estate market in the Coachella Valley, but more specifically the luxury home market from Rancho Mirage to La Quinta.

In this month’s issue, I am including the following articles I hope you find interesting:

An Update on Desert Golf Course Developments

Why a 2nd Home might be a better investment than Stocks
How the World Cup is affecting the South Africa real estate market

What $1 Million Buys in Homes Across the US

The 10 most expensive desert homes sold in April, 2006, according to Desert Area MLS data

Now that we are into mid-May, the high-end market is moving into ‘summer mode’ as evidenced by the car haulers leaving town with the winter residents not far behind. While there will continue to be real estate sales activity over the summer, it will be at a slower pace than the winter months.

My personal business activity is currently ahead of last year at this time, and the same is true for Dyson & Dyson Real Estate as a company. In 2006, Dyson & Dyson as a company had the highest volume of closed escrows at $835 million, which is $125 Million ahead of our nearest competitor. Dyson & Dyson also had the highest average sales price per transaction at $791,000, which is $150,000 higher per transaction than the next company.

Now that it is becoming clear that we are returning to a more ‘normal’ real estate market, an increasing number of Buyers and Sellers recognize the importance of working with a Realtor with a high level of experience, knowledge and integrity. So, even though the market activity is slowing, the better agents are getting a bigger share of the business.

Please take a few minutes to look through this newsletter, and, if you enjoy it, don’t hesitate to forward it to a friend.

Thank You for your confidence and for being an important part of my business. Even though my business is going well, I always have time to help you and your friends with your real estate needs.

Sincerely,
Bruce

Golf Course Developments
Wheeler’s Desert Letter

Since Wheeler’s last overview article about golf course development in the Coachella Valley in mid 2005, five courses opened or expanded before the end of that year, alone. The year 2006 gave the valley a major renovation to one of its most popular courses and saw the opening of two additional venues...

World Cup & World’s Hottest Market
Lore Magazine

South Africa has emerged from the stigma of apartheid as a paradise for snowbirds fleeing the frosty winters of northern Europe. Its tourism slogan, “Alive with Possibility,” reflects the optimism that more and more citizens are feeling. The real estate market is a big reason for that optimism. During apartheid’s bleakest days, a home on a large plot of oceanfront land near Cape Town could be had for a pittance. No more...

What $1 Million Buys In Homes Across The U.S.
Forbes

You may get lucky if you're in the Midwest. Due to stagnant job growth in the northern part of the region, and layoffs in the auto and manufacturing industries, median home sales prices are down more than 4% across the region from fourth-quarter 2005 to fourth-quarter 2006, according to National Association of Realtors (NAR). For now this means homes way above the million-dollar mark can be yours for less...

FAQ's About Capital Gains
"We would like to express our appreciation for the fantastic service you provided in our search for a home. As a broker, I am perhaps over critical, and I must say you exceeded my expectations. As a retired CEO, Marc is demanding and recognizes excellent service when he sees it.

When it came to the search, you were thorough in exposing the entire market. In fact, there were properties you showed us in which you would not have been compensated had we purchased them. That is impressive as it showed us that the interests of your clients came before those of your own. When we zeroed in on the community, you kept us up to date as to the newest listings. Since we are analytical, we often asked for comps, and you always delivered in a timely manner.

You were there for us during every step of the process. We deferred to you as to realistic selling prices because of your extensive knowledge of the market. Because of your expertise, we felt we purchased our house for a good price.

We would recommend you highly to any of our friends. Thanks for a job well done!"
