The desert in February is, as usual, a beautiful place to be! It really doesn’t matter what our weather is like, it is almost always better than 99% of the rest of the country! This is really one of the main reasons our area is continuing to grow and continues to attract people from across the country and the world.

The high-end and luxury real estate market is beginning to pick up steam this season. It can best be described as ‘hit & miss’ so far, with one very busy week, and then the next week the phones hardly ring.

As our weather continues to be 70-80 degrees, the sales activity will continue to increase. There is nothing in the big picture right now that should keep people from making the buying decision. The economy is good, the stock market is strong, and there are many people who have a desire and/or a need for a luxury home in the desert!

This doesn’t mean that the Sellers can get whatever price they ‘think’ they should get, or the price that the house down the street sold for last year. It means that the Sellers who ‘get it’ and are serious about selling, will price the home aggressively and will find that there are people looking. And, when there is an offer, the Seller will respond intelligently and will work to make a deal.

The Buyers today are looking for value. They are looking to make an offer and negotiate. If Sellers aren’t willing to negotiate, they will often lose the opportunity to make a sale. But, this does not mean that Sellers should ask a higher price and be willing to ‘look at an offer’. Property needs to be priced right in order to attract a Buyer. The worst thing for most Sellers is that they don’t even get an offer! This usually happens when the property is just priced too high!

I have been very busy over the past 4 weeks, as it usually is for me this time of year. But, please remember that I always have time to help with your real estate needs.
